Case Study 1:  Moffat Road

The Design

The client wanted a contemporary, open plan design, which was a family-friendly home. It was important to have materials that would be durable and practical, with growing boys running through the house, but also have a beautiful finish.  Practical and beautiful are the key words that summarise this project.

Externally the home was a  pavilion-like form topped with single-pitch crisp roof, designed by architect Will Tatton.  Large volumes of space in the living area were created with inverted truss construction, giving a thin blade edge to the ceiling.  Which give the house real ambience.   There were numerous beautiful finishing touches in the home that consistently bring the outside in, from the entrance which features floor to ceiling glass and looks into an native garden tucked into the home to the stand alone bath that looks out the garden and beyond.  The kitchen which was constructed by an award winning designer, and is the perfect finish for this exceptional home.   Outside the Mark Cashmore designed pool heated by solar heating, keeps their active boys busy in all seasons.

Case Study 2:  Bond Street


Project Name / Location:
  Bond Street, Wairekei Street, Mount Maunganui 


The design:  

Bond Street
is a contemporary complex of buildings encompassing the very latest in style, fittings, materials and technology.

 

The Thorne Group worked closely with the developers, The London Group and their team of architectural designers to bring this unique $10.2m project to light. It took 12 months of meticulous planning to create three homes that would set a benchmark along the coast.

 

Bond Street is clad in copper and quartzite stone, which will age and weather with the coastal air allowing it to be shaped by environment. The Town Houses also feature many firsts for architecture in New Zealand. One of these features is an automated louvre system, two stories in height. This allows the occupier to choose how much light to let into their home and create complete privacy at the touch of a button. A roof louvre was also installed over an area of decking to allow the space to be transformed from an exterior space to an extension if the interior room, making the Town Houses adaptable for different uses.

 

“When the louvred roof and sliding walls are closed you have a palm tree in your living room, and then at the touch of a button you can open the roof and walls like a convertible car” says Graham from London Group.  

The three homes had a twelve-month build programme, creating one of the most significant challenges, to deliver the project on time and within the specification required.

Case Study 3:  Urban Ridge Showhome:  3 bedroom,  2 bathroom home for $379,000 (including the land !)

Project Name/Location:  Urban Ridge Showhome / Lot 20/  Urban Ridge, Millers Road

The Design:

To design an affordable three-bedroom homes, packed with eco features, high quality fixtures and fittings and with exceptional finishing.    Each home is designed on a rib raft flooring system (excellent to increase thermal mass), has double glazing, eco wool insulation, tiles, Marbello quartz stone benchtops and Bosch appliances.      The design itself is unique in that the building is separated at the entrance by floor to ceiling glass with an atrium garden.

The Challenges:
 

To ensure that the materials were of the highest quality, yet still be able to offer a three bedroom, 2 bathroom home with a double garage for $379,000 and include the land.  This was achieved by sourcing the materials directly from the manufacturers in large quantities to achieve large discounts that resulted in exceptional value.

Case Study 4:  Reeve Residence

Project Name/Location:   Reeve Residence, Oropi


The Design: 

The client wanted to a design that had a timeless appeal, utilising natural materials.The main feature of the home is the dinning room which has a large cathedral pitched ceiling and clad was beautiful timber sarking.  The room features a large fireplace built with re-claimed bricks.  The kitchen once again has a more traditional approach bringing through the reclaimed bricks to complement the arga.  A rich granite bench top and handcrafted cabinets complete the warm, traditional and welcoming home.  The remainder of the home is in perfect keeping with the traditional home but with modern twists, absolutely fitting with the clients wish for a timeless appeal.The exterior is comprised of shingle tiles, copper down pipes and was complemented by beautiful landscaping.

Case Study 5:  Alteration

Project Name / Location:
  Wallace, Omokoroa Alteration 

The Brief: 
 
The clients were expecting their third baby (imminently).  They liked the location of their home but it was dated, and too small.  The market was not right to sell. 
 
The brief was to add an additional master bedroom, en-suite bathroom, child’s bedroom and playroom.    In addition to adding on, the family also wanted to renovate the existing part of the house, including all flooring, a new kitchen, re-painting, adding a heat pump, and a new hotwater system.
As Anna was expecting, we wanted to the make the process as easy as possible from briefing and overseeing the architectural designer, through to all the finishing touches.

The Design:  This home utilises the small land size, creating a property that has an open feeling for a family living in an increasing urban area.

Case Study 7:  Commericial Project

Project Name/Location:   Urban Kids, Brookfield

The Design:  A contemporary childcare center.  The center has multiple zones with Trans Space doors to povide maximum flexability, and includes a technology room to help facilitate learning.
