What do we build?

We build the most affordable homes to the most exclusive and prestigious in the Tauranga / Mount Maunganui / Papamoa region.  The one thing in common is our outstanding craftsmanship that is personally overseen by Gavin, our head of construction and come with the 10 year Master Builders guarantee. 

When people look to find a builder,  we often observe that their starting point is to segregate builders into those that build either high end/exclusive homes or more affordable homes that quote a from $x m2 rate. 

We work a bit differently in that we  build homes within every category.   In this economy, even if you are building at the ‘upper end’ of the market, we find that clients still want to ensure they are getting value for their money as well as an exceptional finish.  We are dedicated to delivering both, no matter what your budget is.   This is something we are very passionate about and our innovative team will continue review our processes and procedures to ensure we deliver outstanding results.  

What is your price per square metre?

It depends on the specifications and materials you want to build with.

Several large building firms commonly quote a price per square metre to build a home. However we believe no one should quote a price without an understanding of your tastes and requirements. While the Thorne Group can in fact in most cases build for the commonly quoted prices or less, we also build homes that require exceptional craftsmanship and detailed or specialized carpentry skills throughout the entire project.   The pricing under this scenario is reflective of the detailing and fixtures required.  

If you are shopping around, please note it is very important that when comparing price to be sure you are comparing apples-with-apples. Make sure that the same inclusions or exclusions are within the contract, the same allowances for kitchens and the same specifications of materials and products going in to the building. 

As mentioned before, no one should quote a price without an understanding of your tastes and requirements.

  • The Project Management – taking care of the entire build process from foundations to final cleaning to ensure your build experience is an enjoyable one.
  • Integrated Design System – our bespoke system that provides you with a design brief for your home, that ensures your desires and needs are completely integrated into the design and build of your home.
  • Interior Design - Our experienced interior design team are available to help you plan your dream home. You don’t have a set number of hours with our designer.  You can use them as much or as little as you would like.  Rest assured you are in control of the process, use them as much or as little as you please.
  • Liaising with the architect to ensuring your design can be built
  • Clear communication - Providing a very detailed project timeline that is kept up to date so you are aware of key milestones that will require your input
  • Fortnightly written reports – that provide a site update and details of all progress
  • Having quality control procedures in place to check all sub contractors work and ensure they meet our extremely high standards. Further, our pricing is completely transparent, fixed and represents  "turn key" specifications. Therefore on completion and hand over there are no further costs to incur and more importantly no hidden costs during the build process.
  • Organising building inspections and ensuring your building receives the Code of Compliance Certificate.
  • Sourcing materials both nationally and internationally to meet client expectations.
  • Liaising with all sub contractors  including electricians, plumbers, lighting specialists, painters, plasterers, kitchen manufacturers, tilers, carpet layers, fireplace designers, landscapers  (just to name a few!). If you have a preference to use a particular sub contractor this can be accommodated.
  • Thorough fixed price contract which includes Build Consent, full working plans and specifications, all flooring, landscaping, driveways & fencing
