Aaron’s background in land development and site feasibility, alongside Gavin’s experience delivering complex projects, means opportunities and constraints are identified early. With Pete’s financial governance, we step back and review whether a project stacks up in real terms, not just on paper.

We often work with multiple parties, including syndicates of investors, bringing alignment across design, budget and delivery from the outset. It is a practical, considered approach that gives clarity early and helps avoid costly missteps later.

With early input across site feasibility, design direction and construction methodology, we provide a clear view of what may be achievable and where the risks sit. Combined with a grounded review of costs and potential outcomes, this allows decisions to be made with confidence before committing significant time or capital. In some cases, we also work alongside multiple parties or investor groups, helping bring alignment early so projects are set up properly from the outset.

    The home is located on the Mount Maunganui Golf Course, positioned on the 6th tee and directly across the road from the beach. The area offers a rare balance of open green outlook, coastal access and privacy, set within peaceful, tree-lined surroundings just minutes from central Mount and approximately five minutes from Tauranga’s business district.

    Set in established, tree-lined surroundings, Mount Golf is one of the region’s most prestigious courses, featuring an 18-hole premier layout, quality coaching facilities and driving range, fitness studio and function facilities There are also future plans to evolve the course toward a links-style layout, further enhancing its long-term appeal as a coastal golf destination.

    Mount Maunganui is widely regarded as one of New Zealand’s most desirable coastal locations, known for its surf beach, Mauao walking tracks and strong café and local community. It offers a relaxed coastal lifestyle while remaining well connected, including being approximately 2.5 hours from Auckland.

    Construction is scheduled for completion in early 2027, with timelines carefully managed to ensure a high level of finish throughout.

    The home is being delivered by Thorne Group, with architectural design by Jon McAlpine, an award-winning designer recognised at multiple Architectural Designers New Zealand awards. Interiors are curated by Annique Heensen of Gezellig Interiors, known for creating refined, functional spaces that feel both considered and lived in.

    The home is designed across two levels, with open plan living, a master suite and office upstairs flowing to generous outdoor spaces, while downstairs includes two bedrooms and a second lounge.

    The home is well suited to families, those who regularly host guests, or anyone looking for a long-term home that can adapt over time, including those considering future accessibility needs.

    The separation of living and sleeping zones allows for flexibility, making it easy to host guests or accommodate family while still maintaining privacy and connection to the main living areas.

    the design includes thoughtful future-proofing such as provision for a lift, allowing the home to adapt over time without compromising on design.

    Renovations can be stop-start and difficult to predict timing. 

    We carefully consider our approach and methodology for each project.  Until affected areas are stripped back and the extent of remedial work understood, timeframes can only be estimated.  Whereas rebuilds tend to be more linear. We estimate the likely timeframes for each option — because time isn’t just about cost; it’s also disruption.

    The price guide is expected to be in the range of $5–6 million, depending on final specifications and costings.
