We assess framing, movement, moisture risk, previous alterations, and whether the existing structure can handle the changes you want (open-plan spaces, extra levels, new roof forms). If the bones aren’t right, the perceived “cheaper option” can quickly turn into an expensive regret.

We consider orientation, shading, prevailing winds, neighbour outlook and where outdoor living can realistically sit. Renovations can struggle if the existing home ignores sun or creates wind tunnels. A rebuild can frequently solve these issues more efficiently than “patching” around them.

We carefully consider our approach and methodology for each project. Until affected areas are stripped back and the extent of remedial work understood, timeframes can only be estimated. Whereas rebuilds tend to be more linear. We estimate the likely timeframes for each option — because time isn’t just about cost; it’s also disruption.
