Maximising a site through clever design

The home at 313 Oceanbeach Road is a great example of how, with clever design, you can optimise space. The site is only 271 sqm, however the two-storey home delivers 226 sqm of liveable space not including deck areas. As this home was built without a specific client in mind, the design brief needed to cater for a range of potential purchasers.







One possibility is empty nesters - those whose children have flown the coop but still want to visit, likely with grandkids in tow. Or those who enjoy hosting guests but want them to have their own personal space.



The semi self-contained lower level comprises a bathroom, two generously sized bedrooms and a guest lounge with bar/sink (that could also function as another bedroom). All downstairs rooms open onto a wrap-around deck featuring an outdoor shower for after beach rinse-offs. Ground floor access ensures that the visitors (short or long term), can be independent and quite self-sufficient.
